Crack Sealing

Water is the most destructive element to pavement. If we could prevent rain and snow from damaging our roads and paved surfaces, 90% of asphalt maintenance work would be eliminated.

F.R.A.M., LLC offers the following options:  We can seal any cracks that form with hot, rubberized material which prevents water from entering the base and sub-base. Sealing also lasts longer and costs less than filling cracks with asphalt materials (another common repair for cracks). Once sealed, the life of the surface is greatly extended. Preventing water degradation also helps to maintain pavement structural capacity and limits future degradation.

In fact, roads and parking lots that have been crack sealed have better ride ability 5 years later than other surface treatments like chip seals, thin overlays and slurry seals. Crack sealing provides the most cost-effective use of dollars over time compared to other pavement maintenance techniques. The best time to perform this work is in spring or fall but can usually be done from February to November.

For cracks greater than 1 inch wide and of depths up to two inches, F.R.A.M., LLC uses GAP Mastic. It is a more durable and substantial repair solution than traditional crack sealants. It can be applied to wide cracks, cupping, depressions, fatigue cracking (alligatored areas), small voids and potholes, and open seams.
